Located along I95, Aquia Harbour is conveniently located approximately 41 miles south of D.C. and 15 miles north of Fredericksburg. Nearly all of the community’s working residents commute into D.C. or various other suburbs. Countless government workers and members of the military call Aquia Harbour home. Fort Belvoir is roughly 28 miles north, and Quantico is even closer, at 13 miles north. For those working at NSF Dahlgren, the distance is approximately 38 miles.
Most residents commute north, where the traffic can be very heavy. You’ll probably rely solely on your personal vehicle for transportation, as the closest VRE train station to Aquia Harbour is Brooke Station, which is about a 15 minute drive south. However, there is a VDOT Commuter Lot just a short drive from the entrance of Aquia Harbour, which will certainly help those who are able to coordinate a ride-share.
Aquia Harbour Homes
The community is made up of 2,100 homes that are situated on 31 miles of private roads. There is a wide variety of home types, sizes, styles, and prices in Aquia Harbour. Home ages can vary as well - some were built as early as the 1980’s, while others are of brand-new construction. Most lots consist of a good amount of acreage, mature trees, and plenty of privacy.
Generally speaking, homes on one of the canals and newer-construction homes are of higher value. In addition to the community’s single gated entrance, residents enjoy the benefit of added security. Aquia Harbor has its own full-time private police department which is funded with the use of HOA dues. There is also a county fire department inside the gates of Aquia Harbour. It is important to consider the cost of association dues when purchasing a home where an HOA exists. The fees are currently $1,636.00 per year with an annual surcharge of $40.00.
Area Information
Public Schools in the area are considered above average, and there are several private schools in the region to choose from. Banks, restaurants, pharmacies, grocers, hotels, and several big-name stores are a short drive from the entrance of Aquia harbor. Also just outside the gates is Aquia Church - a National Historic Landmark and one of the oldest colonial churches still in use.
