Fort Belvoir Homes
If you’re stationed at Fort Belvoir, you’re likely wondering where to live and which local towns would suit you best. We recommend buying a property rather than renting a home. When you buy a home, you’ll have a better selection of homes to choose from, and you’ll also start the process of building a real estate portfolio. Even if you are stationed somewhere else in the future, you’ll be able to use the home as a source of passive income. Additionally, housing on base is limited, and you may end up on a waitlist for a home that suits your needs. Luckily, there are plenty of amazing Fort Belvoir homes, where you can live comfortably and have a short, easy commute to work. Here is some information on housing in some of the towns closest to Fort Belvoir.
1. Alexandria
Alexandria is a vibrant waterfront city located just a 30-minute drive north of Fort Belvoir. Here you’ll find many beautiful historic homes and condos for sale as well as some newer properties.
Old Town Alexandria is the city’s most in-demand neighborhood and features mostly condos and townhomes for sale. Expect to pay a premium to live close to the Potomac waterfront and all of the amenities that Old Town offers. Many properties feature classic colonial architecture, although there are some newer modern options as well.
Outside of Old Town, neighborhoods like Del Ray and North Ridge offer more spacious single-family homes with yards. Homes in this area vary widely in architectural style and size, with most options ranging from three to six bedrooms.
Overall, the city is very walkable and has access to a variety of public transportation options. There are also many shops, restaurants, and historic attractions conveniently located in Alexandria, so there’s never a shortage of fun things to do.
2. Springfield
Springfield is another convenient option for anyone stationed at Fort Belvoir, as it is just a 20-minute drive away. Springfield is located at the intersection of multiple major highways, which makes it easy to commute to Washington D.C. or to other nearby suburbs.
Springfield has a variety of housing options to choose from, ranging from classic mid-century homes to new construction. Most Springfield neighborhoods consist of single-family homes with large yards, driveways, and a quiet, suburban environment. You’ll find properties with three to five bedrooms and plenty of indoor and outdoor living space.
The Springfield Town Center is a centrally-located commercial district with shops, restaurants, and other attractions. There are also some condos and townhomes available in this area. Springfield offers a variety of amenities for residents, including beautiful parks and access to public transportation options.
3. Lorton
Located just south of Springfield is Lorton. With commute times of just 15 minutes to and from base, it’s hard to beat this level of convenience.
Like Springfield, Lorton has a traditional suburban atmosphere with a mix of single-family homes and townhomes. The Lorton area has developed rapidly in recent years, and there are many brand-new townhomes and condo buildings in Lorton’s central neighborhoods.
If you’re looking for a larger single-family property, you’ll find plenty of options in the southern section of Lorton, near Mason Neck Park. There are also many single-family homes on the west side of Lorton near Occoquan. These areas offer proximity to nature and local parks without being too far from base.
4. Newington/Newington Forest
Newington is a small community nestled between Lorton and Springfield. It’s less than 15 minutes away from Fort Belvoir and is conveniently located near many other local points of interest.

Properties here are a mix of one- and two-story single-family homes, as well as a few townhome communities. Most properties feature charming Colonial-inspired architecture and plenty of outdoor space.
There are many well-maintained homes here that date back to the 1970s and ‘80s, as well as some options with newer construction. Homes in this area vary widely in terms of price point, with choices available for many different budgets. The neighborhood offers great amenities, and the HOA organizes community events throughout the year.
5. Lake Ridge
