Here’s what you need to know about off-base housing in Quantico VA.
Best Areas to Live Near Quantico
The area that surrounds Quantico is full of amazing places to live. Be sure to check out the listings on our website to see homes currently on the market in this area. Here are some of our favorite places for off-base housing in Quantico VA.
Dumfries
Of all of the towns on this list, Dumfries is one of the closest to base. This makes it a great choice for people who want a short commute, as the drive takes just 10 minutes with no traffic.
Homes in Dumfries are reasonably priced when compared to other Washington D.C. suburbs. This area has seen a lot of construction in recent years, which means that many homes are brand new.
Dumfries is right next to the Prince William Forest Park and is close to the Potomac River, so it’s a great place to live if you want to spend time outdoors. However, Dumfries is also right off of I-95, which makes it easy to drive into Washington D.C. when you want a taste of the big city.
Triangle
Triangle is another great place to live if you want a short commute to Quantico. This small community is the closest you can live to base without actually living on it. If you choose to live here, you’ll likely enjoy a commute of 10 minutes or less each day.
Although Triangle is a small community, there is a nice variety of housing options here. You’ll find small townhomes and condos as well as larger properties with four or five bedrooms.
The downside of living here is that there isn’t any shopping or dining directly in Triangle. You will need to head north to Dumfries or Woodbridge for these things.
Stafford
Stafford is another amazing place to live near Quantico. This area is full of new development, so you’ll find plenty of beautiful townhouses and single-family homes with modern amenities.
This area also has a very peaceful, suburban feel, and many homes come with large yards. Stafford is popular among families of all ages, but it’s also a great place to live for anyone who’s looking for a beautiful and quiet community.
Stafford is slightly further away from Quantico than Dumfries or Triangle - it’s a 20 minute drive with no traffic. However, we think it’s well worth the extra drive when you consider the amazing quality of life this area offers.
Woodbridge
Woodbridge is a town north of Quantico that is best known for being home to the Potomac Mills mall. This area is great for anyone who wants to be a little closer to Washington D.C. and live in a more developed urban environment. In addition to plenty of great shopping, there’s also excellent dining and entertainment options in Woodbridge.
Because Woodbridge is slightly closer to the big city, you can expect slightly higher home prices here than in Dumfries, Stafford, or other towns to the south. Additionally, your commute to base could take as long as half an hour on busy days.
Finding Off-Base Housing
There are many advantages to living off-base at Quantico. The biggest advantage is having a wider range of homes to choose from. Most homes on base are either three or four bedrooms, and they all have similar layouts. The waiting list for on-base homes at Quantico can also last months or even years. As a result, many people stationed at Quantico don’t even have access to off-base housing.
By looking off base, you’ll have access to many different types of homes. Whether you’re looking for a charming townhome, a property with a large yard, or a spacious home to raise a family, you can find it in the northern Virginia area. When you search for homes off base, you also won’t be limited strictly to one location. You can choose the town that makes the most sense for your needs.
When looking at off-base housing, many clients wonder whether they should buy or rent a home. While there are advantages and disadvantages to both strategies, we recommend buying a home in this area. Buying a home helps you build equity. Even if you end up stationed somewhere else in the future, you can rent your home out for a source of passive income. The Washington D.C. metro area is highly desirable right now, so it’s not difficult to find great renters here.
You have so many great options when it comes to off-base housing in Quantico VA. The northern Virginia area offers an excellent balance of urban and rural living, all within a short drive of base.
