This popular neighborhood is not far from I-95 near Embrey Mill Park. It is a little more tucked away than the Embrey Mill neighborhoods, and most of the homes are on larger lots. If you’re commuting to Quantico, the drive can take less than 15 minutes depending on traffic, and if you’re stationed at Ft. Belvoir, it can take anywhere from 30-45 minutes. You’ll be about an hour from D.C. but the home prices in Stafford just might be worth the commute.

There are also alternatives to driving - the VRE makes a stop in Stafford at Brooke Station, which is a 15-minute drive. There are also several Park & Ride lots dispersed throughout the city. The closest is about a 6-minute drive north near Garrisonville.


The homes in Austin Ridge were built in the early 2,000’s, so it’s an established neighborhood with plenty of trees and green space. These are rather large homes with between 4 and 6 bedrooms and up to 4,800 square feet. Even the smallest styles consist of 3,500 square feet, on average. They are colonial in style with good-sized porches and can offer everything you’ll ever need in a home. They have formal dining and living rooms, spacious family rooms, gourmet kitchens, and very appealing primary suites.

Austin Ridge homes are generally priced starting in the high-500’s, which is very competitive for homes of this size in Northern Virginia. Homes of this size are also harder to find in other areas. The community is managed by an HOA, and residents have access to a community center, pool, tennis courts, playgrounds, and walking trails. They even have their own neighborhood swim team! Monthly dues are approximately $82 per month, so this is just to consider when you’re working on your budget.
