Only 13 miles from Dahlgren, Presidential Lakes in King George County is a great place to look for a home. Midway between Fredericksburg and Dahlgren, the community is located just off Kings Highway.
Presidential Lakes consists mostly of mid-sized single-family homes. The first homes were built in the 1970’s, and the community has continued to grow over the years. Because of this, you’ll find a wide variety of home types and sizes to choose from. Homes are two to five bedrooms with 1,200 to over 4,000 sq. feet. New-construction homes can also be found, and lots are still available.
Amenities include a large pool, several parks, a basketball court, and an HOA community center. Yearly dues are $878.00, so this is something to consider - apart from the amenities, dues are generally allocated for road maintenance and snow removal.
Eden Estates is a quiet and established community in King George County. Set back off of Dahlgren Road, it lies just 10 miles west of Naval Support Facility Dahlgren. The neighborhood dates back to the 1960’s and has continued to develop over the years.
The neighborhood consists mostly of reasonably priced mid-sized homes. Because development has occurred over many years, a variety of home styles and sizes can be found. Options range from 1960’s and 70’s ranch-style homes with three to four bedrooms and an average of 2,700 sq. ft. to new-construction colonial-style homes with between three and five bedrooms and over 2,000 sq. ft. of living space. Most of the homes sit on about an acre of land amongst woodlands.
One of the perks of buying a home in Eden Estates is that there is no homeowner’s association, and so you are free from such fees. For leisure, you can instead join the Eden Estates Recreational Club where you’ll have access to a private pool with picnic areas.
Aquia Harbour is a gated recreational community with a small-town charm in Stafford County. Located along I95, the community is approximately 37 miles northwest of Dahlgren. From Aquia Harbour, most of the route to Dahlgren is rural and pleasant.
Aquia Harbor is made up of 2,100 homes that are situated on 31 miles of private roads and among beautiful woodlands. There is a large variety of home types, sizes, styles, and prices. Some homes were built as early as the 1980’s, while others are of brand-new construction. There are also lots for sale in Aquia Harbour, and the cost of the lot depends on its size and location within the community.
The amenities are wide-ranging, and Aquia Harbour is a community that attracts boaters. Residents who don’t live on a canal can acquire their own boat slip at the private marina.
The community boasts a country club, nine-hole golf course, tennis courts, swimming pools, and horse stables. Aquia Harbour also has its own full-time private police department which is funded with the use of HOA dues. Due to the number of amenities and services provided, the HOA dues are higher than average - currently $1,636.00 per year with an annual surcharge of $40.00.
Leeland Station is a planned community with over 700 single-family homes and is another of the best neighborhoods when you’re stationed at Dahlgren. Falmouth is approximately 30 miles west of Dahlgren and minutes from Route 1.
If you’re interested in a newer-construction home, Leeland Station is the place to look. Homes vary in design and include three to six bedrooms. Regardless of the number of bedrooms, these are very spacious homes - some three-bedroom homes contain as much as 3,700 sq. ft. of living space. Most of the lot sizes are on the smaller end - a quarter to a half acre on average. However, the larger six-bedroom homes in the neighborhood tend to sit on 3+ acre lots.
Residents can enjoy a community pool and clubhouse. Additionally, the Leeland Road VRE Train Station is located on the northeast end of the neighborhood and so provides a great convenience to the community’s residents who are looking for an easy way to venture out.
The Village of Idlewild is an award-winning community of single-family homes and townhomes that features 207 acres of wooded space. This newer-construction community is a simple commute to and from Dahlgren and lies 30 miles west.
Village of Idlewild consists of three-story brick townhomes and two-story brick or siding single-family homes with two-car garages, walk-out basements, and well over 2,500 sq. feet of living space. Five-bedroom homes are often upwards of 4,500 sq. ft. The only downside is that many of the homes sit on very small lots, at a quarter of an acre or less.
