It is a gated recreational community in Stafford County located just south of Quantico, Va.  Aquia Harbour contains approximately 2,100 homes that are situated on 31 miles of private roads and offers residents a small-town feel. The Pros:

1. If you’re stationed at Quantico, the distance is only 13 miles, so the drive can take less than 15 minutes. ust a short drive from the entrance of Aquia Harbour, which will certainly help if you’re able to coordinate a ride-share if you have a longer commute.

2. The homes in the community fit a variety of tastes and budgets. The homes in Aquia Harbour vary in style, size, and price. Home ages can vary as well, as some were built as early as the 1980’s, while others are brand-new construction. Most lots consist of a good amount of acreage, mature trees, and plenty of privacy.

3. The amenities at Aquia Harbour are wide-ranging. Residents have access to a country club, tennis courts, swimming pools, a nine-hole golf course, a dog park, and even horse stables. There are also many hiking trails throughout the neighborhood and even one with a walking path and access bridge to Government Island. A multitude of fishing spots, kayak launches, playgrounds, parks with soccer fields, and volleyball and basketball courts are spread out within the community.   

4. Aquia Harbour has a private marina. It is a community that attracts boaters, and the historic Aquia Creek runs through the region, providing four miles of dredged waterways that lead to the Potomac River and on to the Chesapeake Bay. Even if your home isn’t situated on one of the canals, you can acquire your own boat slip at the marina. 

5. Aquia Harbour is that it has its own full-time private police department which is funded with the use of HOA dues. There is also a county fire department inside the gates.

The Cons:

1. If you’re traveling North for work, traffic can be heavy. While this is commonplace in Northern Virginia, it is always something that is important to consider. The drive into DC can take about an hour or longer. 

2. While you can find competitively priced homes, many of the available homes may be on the pricey side. Generally speaking, homes on the canals and newer-construction homes are of higher value. Some of the homes in Aquia Harbour can cost in excess of one million dollars. Home prices in Northern Virginia are often much higher than the national average. 

3. You will need to factor the HOA fees into your budget. When you first move in, you will have to pay an initiation fee that is over $2,000, and the annual dues are roughly $1,600 per year.

4. There aren’t a lot of options for shopping and dining in the immediate area, so you’ll have to travel a little bit further to reach many of the amenities.
