When deciding where to live, it’s important to consider all of the options - and there are a lot in northern VA. Stafford is a quiet community. It’s set back from the fast paced energy of DC, which is why I chose to make it my home. You get a little more for your money outside of the city and a lot more land. Reason #1: Bang for Your Buck

If you are working in DC or even if you are working outside of DC, you will see that homes are more expensive the closer you get to the city. This is how it is pretty much everywhere in the world. The closer to the city, the more expensive. Stafford has become a popular place to live because you get so much property value for your money. This leads us to our next reason to live in Stafford which is about what you get for your money.

Reason #2: House Size and Space

On average, the homes in Stafford are over 3,000 sq ft and can cost half or a third as much as similar homes in DC. If you have kids or just a bigger family it can be hard to find an affordable home near DC that has enough bedrooms and space. The homes are much larger in areas like Dumfries, Stafford, and Fredericksburg. So if you are needing a larger home but don’t want to spend over one million dollars, Stafford might be a great place to look.

Reason #3: Quiet Suburban Lifestyle

If you hate the city noise, the traffic, and the parking of larger Metro Areas, then being close to DC is not going to be for you. Many choose to move to Stafford because it’s a newer developed area that doesn’t get a lot of traffic. Most of the people who live in Stafford do their shopping and dining in one central location, unlike the DC area where there are things to do all throughout the area.

This means traffic is minimal, and most of the people you will find in stafford actually live there. It’s not a transient hub where people are coming and going like in DC. Most of the homes were built in the last 20 years, and are a mix of 3 story townhomes or single family 2 story houses. They usually have nice sized yards, many are gated communities, and it can be a great place to live if you want to enjoy having cookouts, football sundays, and having family over for dinners. It’s a community you can let your kids ride their bikes in, but still be close enough to shopping and dining to make errands.

Reason #4: Proximity to Everything

The Potomac River, state parks, walking trails, Richmond, DC, Alexandria, Quantico, Triangle - It’s all easily accessible from Stafford. Stafford is perfectly situated between Richmond and DC. This makes it fun if you are looking for a Friday night out, you can alternate between making trips to the two cities. Stafford also borders Fredericksburg, which has an older downtown area that is more established and is also a great place to enjoy. If you live in Aquia Harbour in Stafford, you can have a house on the riverfront - great for those who like boating. And even if you don’t live there - there is access to the river through  the Aquia Harbour Boat Launch.

Bonus Reason #5: Property Taxes

Nobody likes paying the tax man - This kind of goes along with our first reason. Property Taxes in this area are significantly less per year which means you will be keeping more of your money, and who doesn’t like keeping more of their money!
